Wanting to Move, but Where?

So, we’ve been in this location for two years already and have one year left on the lease, but we’re considering moving again. Business downtown just isn’t what it used to be, at least not for us. Since Ideally something a little smaller that’s cheaper on rent and cheaper on heat. We have a couple of locations in mind, one just right next door and 2 small spots on Starrs Road.

The one next door would be the easiest to move to. Same landlord, same block, wouldn’t even need a moving van. Just carry everything down the sidewalk and into the new store. Rent would be about $500 cheaper, power & heat should be cheaper too since it’s a bit smaller and has less windows. It’s been renovated more recently than our current spot so it shouldn’t be as drafty.

One of the spots on Starrs Road is only 600 sq ft. Very small and I haven’t checked on the rent yet but I expect it would be almost as much as we’re paying now, simply based on it’s location. Doesn’t really seem like a good choice given the extremely small size, but I like to keep all options open just in case.

The second Starrs location is around 1200 sq ft, $200 a month cheaper and also would be cheaper on heat & lights. Has it’s own parking as well, but is tucked into a corner that isn’t very visible. In fact I can’t say as I remember even seeing the building before, and was surprised when the landlord said it was built 10 to 12 years ago. How many other people don’t know it’s there too? It’s in a direct line of sight from a popular drive-thru though so I think with the right signage we could make it work.

So then, anyone looking to rent 1500 sq ft (3000 sq ft including the basement) downtown?!? It’s one of the best spots available in the downtown area, has an alarm system already installed, great visibility and lots of room.
